Roundtable on Asset Tokenization: How are technology, investment and regulation interacting in real estate?
This roundtable discussed various questions about tokenization in the real estate sector. It was addressed whether the real estate sector is tokenizable and which rights can be tokenized. The requirements necessary for tokenization of real estate investments and the differences between tokenization and crowdfunding in this sector were also discussed. In addition, the advantages and risks involved in the use of this technology were analyzed, as well as the applicable legal regime and the regulatory modifications necessary to tokenize a property with full legal effects. Other issues discussed included the problems posed by tokenized co-ownership and whether tokenization of a real property right would be collateralizable.
